TurboTenant has acquired TenantCloud, combining two property management software platforms as the company expands its technology and managed services for independent landlords. Financial terms of the transaction were not disclosed.
The acquisition brings TenantCloud’s property management capabilities into a TurboTenant platform that serves more than 1 million landlords nationwide. The combined business will offer tools and services covering property listings, tenant screening, leasing, rent collection, maintenance coordination, tenant placement and broader property management functions.
For TurboTenant, the transaction represents another step in a growth strategy focused on building a more comprehensive operating platform for independent rental property owners. The company is expanding beyond individual software tools to provide both do-it-yourself technology and managed services, giving landlords flexibility in how much of the day-to-day management process they handle themselves.

TenantCloud provides software for landlords, property managers and owners, with functionality spanning rent collection, maintenance, leasing, accounting and rental operations. The company says it was founded in 2016 with a focus on improving the rental process for property owners and renters.
Combining the platforms gives TurboTenant additional technology and operational capabilities as it competes for independent landlords seeking alternatives to traditional third-party property management. That segment includes owners who may want to manage some functions directly while outsourcing more time-intensive activities such as tenant placement, bookkeeping or ongoing property management.
The acquisition also builds on a series of transactions designed to expand TurboTenant’s capabilities around the financial and administrative sides of rental ownership.
TurboTenant previously acquired REI Hub, a rental property accounting software company whose technology is used to support TurboTenant’s accounting and bookkeeping services. It also acquired Azibo, a financial services and accounting platform focused on rental properties. Terms of those transactions were not included in the announcement.
Together, the acquisitions broaden TurboTenant’s position from core landlord software into areas including accounting, financial services and managed property operations. Integrating those functions can reduce the need for independent owners to use separate providers for leasing, rent collection, maintenance, financial management and other recurring responsibilities.

The strategic opportunity centers on a highly fragmented portion of the rental housing market. Independent landlords often perform many property management functions themselves and may rely on multiple software products or service providers to operate their portfolios. Platforms that consolidate those functions can simplify operations while giving owners the ability to scale without immediately building an internal management organization.
TurboTenant’s model addresses that market through two approaches. Landlords can use its software to independently manage rental operations or select managed services that shift more of the administrative workload to TurboTenant’s team.
Adding TenantCloud strengthens the technology side of that model while expanding the range of property management functions available within the broader platform. The deal also continues TurboTenant’s investment in building a more integrated set of services around the lifecycle of rental ownership, from marketing vacancies and screening applicants through leasing, payments, maintenance and financial management.
