GLPI Q3 2026: A $36 Million Accounting Charge Hid a Record Quarter

The GAAP miss traces to a $36.2 million non-cash credit-loss provision that swung against a year-ago benefit, masking a quarter where AFFO per share rose to $1.04. Management nudged up the low end of full-year AFFO guidance to $4.11 to $4.12, and the dividend still yields over 8.5%.
Gaming and Leisure Properties reported Q3 2026 GAAP earnings per share of $0.71, missing expectations and snapping a four-quarter streak of beating EPS estimates. The GAAP number is doing almost none of the work investors actually care about here.
The entire shortfall traces to a single non-cash item: a $36.2 million credit-loss provision that reversed a benefit from the same period a year ago. Strip it out and adjusted funds from operations per diluted share rose to $1.04 from $0.97 in Q3 2025. CEO Peter Carlino called the quarter a record for revenue, AFFO, and Adjusted EBITDA.
Total real estate income rose 9.5% year over year, driven in part by the Bally’s Lincoln acquisition, which closed in February 2026 and carries $56 million in annual rent. AFFO and Adjusted EBITDA both grew by double digits, the operational story beneath the accounting noise.
Management narrowed full-year 2026 AFFO guidance to $4.11 to $4.12 per diluted share, raising the low end from the prior $4.10. The outlook includes roughly $800 million in total development fundings for the year. Carlino argued the stock remains significantly dislocated from its fundamentals.
Regional gaming same-store operator results showed year-over-year gains through the first nine months of 2026, providing a demand backdrop that supports lease coverage across GLPI’s tenant roster. Upcoming lease escalation anniversaries for Caesars, Tropicana, Horseshoe St. Louis, and the PENN leases in October and November 2026 are the next tangible catalyst for revenue growth that investors will want to track.
